Here's the part most people don't expect. An alarm that still beeps when you press the test button can be completely non-compliant.

That beep tells you the battery has some charge left. It tells you nothing about whether the alarm is photoelectric, whether it's under ten years old, or whether it talks to the other alarms in the house.

Know the rules

What Queensland's smoke alarm laws require for Beerwah homes

Queensland rolled out its smoke alarm legislation in stages. New and substantially renovated homes were first, from 1 January 2017. Any home sold or leased joined them from 1 January 2022. From 1 January 2027, the same rules apply to every other home in the state, including owner-occupied properties on acreage.

Under the law, every smoke alarm in your home must:

  • be photoelectric and meet Australian Standard AS 3786-2014
  • not also contain an ionisation sensor
  • be less than 10 years old
  • work when it's tested
  • be interconnected with every other smoke alarm, so they all sound together
  • be hardwired to 240V power or run on a non-removable 10-year battery

One rule trips up a lot of homeowners. If your house already has a hardwired alarm, it has to be replaced with a hardwired photoelectric alarm. You can't swap it for a battery unit to save a few dollars. The full details are on the Queensland Fire Department website, and we're happy to explain what they mean for your place.

Where alarms go

Where your smoke alarms need to go: bedrooms, hallways and every level

On each storey, the law asks for an alarm in every bedroom and in any hallway that connects bedrooms with the rest of the home. No hallway? Then the alarm goes between the bedrooms and the other parts of that storey. If a level has no bedrooms at all, it still needs at least one alarm in the most likely path of travel out of the house.

4alarms

For a typical three-bedroom, single-level Beerwah home, that usually works out to four alarms: one per bedroom plus one in the hallway. Split-level and two-storey homes need more. We map out exactly how many your property needs, so you never pay for alarms the law doesn't ask for.

Where each alarm sits on the ceiling matters too. Each alarm goes well away from the angle where wall meets ceiling, away from light fittings, and out of the airflow from air conditioning vents and fan blades, because still air in a corner or a strong draught can stop smoke reaching the sensor. We also steer clear of kitchens and bathrooms, where cooking fumes and shower steam set off false alarms.

How they work

Interconnected photoelectric alarms and why they matter

Photoelectric technology uses a small light beam to detect smoke particles. That makes it quick to pick up smouldering fires, the slow and smoky kind that often start in a couch, an overloaded power board or a pile of laundry, well before there's any flame. Ionisation alarms, the older type, are slower to respond to that kind of fire, which is one reason Queensland no longer accepts them.

Interconnection is the part that actually wakes you up. When one alarm senses smoke, every alarm in the house sounds at once. Alarms can be interconnected with cabling or wirelessly, and both methods are allowed.

Choosing a power type

Hardwired or 10-year lithium battery: which suits your home

Both options are legal. The right one depends on what's already in your ceiling and how easy it is to get cable where it needs to go.

Hardwired alarms keep running on backup battery when a storm takes the power out. We'll tell you on the quote which approach suits each room and why.

Acreage and second dwellings

Smoke alarms for acreage, shed homes and granny flats around Beerwah

Plenty of Beerwah properties have more than one building where someone sleeps, whether it's a granny flat, a converted shed or a studio out the back. Each separate dwelling needs its own compliant alarms, so a newly finished granny flat is a good prompt to check the whole property.

For sellers and landlords

Selling or renting in Beerwah? Get your compliance sorted first

When a Queensland property is sold, the seller declares on the Form 24 transfer document whether the smoke alarms comply. Buyers' solicitors do check. Leaving it until the contract is signed adds stress you don't need in the last week before settlement.

Landlords have extra obligations. As a landlord, you're required to test and clean every alarm in the 30 days leading up to a new or renewed tenancy, swapping out any battery that's flat or close to it. Your tenants, in turn, need to test and clean them at least once a year. Penalties can apply when these obligations aren't met. We work with property managers and landlords across the area and can turn around compliance certificates quickly when a new tenant is waiting.

Questions Beerwah homeowners ask

Smoke alarm installation Beerwah: frequently asked questions

How much does smoke alarm installation cost in Beerwah?

Compliant smoke alarm installs in Beerwah are quoted as a fixed price before we start, based on the number of alarms and any extra wiring your home needs. No callout surprises, no โ€œwhile we're hereโ€ upsells. Every job is backed by our 5 year workmanship guarantee.

Do I need an electrician to install smoke alarms?

For hardwired alarms, yes. Any 240V smoke alarm has to be installed by a licensed electrician in Queensland. Sealed 10-year battery alarms don't legally need an electrician, but every alarm still has to sit in the right room and be linked to the others. Before hiring anyone, you can check their licence on the Electrical Safety Office website. Ours is Electrical Contractor Licence #90211.

Do you really come out to Beerwah?

We do. We travel as far north as Caloundra and as far south as Chermside, and Beerwah, Glass House Mountains and the surrounding hinterland are well within it.

Can you do the granny flat on the same visit?

In most cases, yes. Let us know when you request a quote so we can include it in your fixed price.
