Know the rules

Queensland's smoke alarm rules for Burpengary homes

Since 2017, Queensland has been lifting the bar on home smoke alarms in three stages. First came new builds and major renovations in 2017. Sales and leases followed on 1 January 2022. Owner-occupied homes are last in line, with a deadline of 1 January 2027.

The requirements come from the Queensland Fire Department and they're not optional. Each smoke alarm has to be a photoelectric type that complies with AS 3786-2014 and has no ionisation sensor. Its age must be under ten years, it must respond to a test, and it must be wired or wirelessly linked to all the others in the house. Power must come from the mains or from a battery that's built in for 10 years and can't be removed. Already got a hardwired alarm? Its replacement has to be hardwired as well.

Notice that "it beeps when I press the button" isn't on that list. A lot of Burpengary homes have alarms that pass the button test and fail the law. The usual culprits are ionisation sensors, alarms that are more than a decade old, and alarms that work perfectly well on their own but don't trigger each other. Flip one over, check the label and the date, and you'll know quickly which camp you're in.

Where alarms go

Interconnected photoelectric alarms in every required location

On each storey of your home, Queensland law requires:

an alarm in every bedroom; an alarm in the passage from the bedrooms to the rest of the house (or, if the layout has no passage, between sleeping and living areas); and, on any storey without bedrooms, one alarm minimum along the route people would take to escape.

Photoelectric alarms are well suited to the smouldering fires that are common in homes, because they detect visible smoke particles quickly. Interconnection means a fire picked up in the garage or a back bedroom sets off every alarm in the house at once, so the warning reaches everyone, not just whoever's closest.

Where an alarm sits on the ceiling is just as important as which room it's in. Ceiling corners trap still air, and the draught from a ceiling fan or an air conditioning vent can push smoke away from the sensor. Too close to the kitchen or bathroom and you'll be fanning a tea towel at it every time someone makes toast or has a long shower. We position each alarm to avoid those problems, so the system is both compliant and something you can live with.

Smoke alarm upgrades for family homes and newer estates

Burpengary covers everything from established 1990s family homes to newer estates and acreage blocks. The approach changes a little with each:

Home typeWhat we often seeTypical approach
1990s to 2000s single-level family homeOlder hardwired or battery alarms, often missing from bedroomsReplace and add alarms, reuse wiring where possible
Newer estate homeHardwired alarms that may need checking for type, age and interconnectionCheck, then upgrade only what's needed

4alarms

A three-bedroom, single-level home usually needs about four alarms.

We'll give you the exact count for your floor plan, with a reason for each one.

One visit

Installation, testing and maintenance in one visit

Plenty of people expect a smoke alarm upgrade to take several appointments. In most homes, it doesn't. On a single visit, we can:

If anything else in your electrical setup needs attention, like a tired switchboard, we'll mention it and leave the decision with you. We won't add work you didn't ask for.

  • remove your old, non-compliant alarms
  • install new photoelectric alarms in every required location
  • interconnect the whole system, using existing wiring where we can
  • test each alarm on site
  • leave you with written proof of compliance

For landlords, property managers and sellers

Upgrading Burpengary rental properties to meet legislation

Rentals have been under the new rules since 1 January 2022, and Burpengary East in particular has plenty of investment properties. If you're a landlord, the obligation doesn't stop at installation. Each time a tenancy starts or renews, Queensland law expects you to have tested and cleaned every alarm within the previous 30 days, and to have swapped out any flat or nearly flat battery. From there, your tenants look after a test and clean at least once a year.

We regularly work with property managers, and the written compliance confirmation we provide after each install makes it simple to show the property meets the standard. Getting ready to sell? Compliance is declared on the Form 24 when the property transfers, so sort it before the sign goes up.

How we work: quote, install, test and sign-off

01
Quote

Send photos of your alarms and tell us how many bedrooms you have. Our written, fixed price usually reaches you within hours.

02
Install

A licensed electrician comes out, generally the same or following day, to fit and link your alarms.

03
Test and sign-off

Each alarm is triggered and checked, then we document compliance in writing for you.

Our alarms

Brands we trust: Clipsal, Red and Brooks

We supply and install three brands: Clipsal, Red and Brooks. All of them meet the current Queensland standard, and we'll pick the right model for each room based on your layout, ceiling height and existing wiring.

  • Clipsal
  • Red
  • Brooks

You might wonder why we won't fit alarms you've bought yourself. It comes down to accountability. Supplying the alarm ourselves means we can vouch for it being genuine and compliant, and stand behind the full installation for five years, over and above the manufacturer's warranty. With a customer-supplied alarm, that guarantee falls apart, and we'd rather not compromise on a device designed to save lives.

No surprises

Fixed pricing quoted before any work starts

We give you a fixed price in writing before we start, and that's what you pay. Alarm numbers and wiring set the figure, not a stopwatch. A single-level, three-bedroom home typically starts from $690. You get a clear, written quote on-site before we lift a tool. No vague verbal numbers, no surprise extras on the invoice.

If something genuinely unexpected turns up in the roof space, we'll talk to you before we touch it. That's a promise, not fine print.

Questions Burpengary homeowners ask

Burpengary smoke alarm questions

How much does smoke alarm installation cost in Burpengary?

Compliant smoke alarm installs in Burpengary are quoted as a fixed price before we start, based on the number of alarms and any extra wiring your home needs. No callout surprises, no โ€œwhile we're hereโ€ upsells. Every job is backed by our 5 year workmanship guarantee.

Do I need an electrician for smoke alarms?

For hardwired alarms, yes. Connecting anything to 240V is licensed electrical work. Sealed 10-year battery alarms don't need an electrician, but your system as a whole still needs alarms in every required spot, all linked.

How quickly can you install?

Typically on the day you call or the day after. Bellmere is only a few minutes from Burpengary.

Can you check my alarms without replacing them?

Yes. Our electrical safety inspections start from $220 and include your smoke alarms, wiring and safety switches.

What if one of the new alarms fails later?

If our workmanship lets you down within five years, we'll return and put it right free of charge. If the alarm itself is faulty, the manufacturer's warranty applies, and we'll help you sort it out.

Will you leave dust everywhere?

Drilling into a ceiling makes a little mess, but we clean as we go and leave your home the way we found it.

Do you service Narangba and Morayfield too?

We do, along with the rest of Moreton Bay from Caloundra down to Chermside.
